The General Contractor’s Role
A general contractor’s purpose is to manage construction projects by ensuring all parties involved are meeting their contractual obligations to the client. The contracts stipulate roles, responsibility, expectations, liabilities and consequences for all parties involved.
To facilitate this we use our building expertise, project management experience and combine it with industry leading software. We are able to schedule, plan, communicate, track and document everything that is happening on the front end and the back end in real time. If done properly we are easily able to enforce the contract requirements and hold all parties accountable.
If a G.C. thinks they exist to just hire subcontractors and tell them when to show up, they are wrong and they put all parties involved at risk. If a G.C. thinks they exist just to do administrative work, they are wrong and put all parties involved at risk.
In tandem with physical documents and reports we do everything digitally using industry leading software. It’s accessible by everyone involved with the project including site management, subcontractors, design team, client, 3rd party’s, etc. It allows us to document, share and track in real time. Everything from phone calls, schedules, material procurement, buyout logs, action items, outstanding items, punch lists, change events, submittals, drawing revisions, shop drawings, RFI’s, meeting agendas and detailed meeting minutes for OAC meetings, preconstruction meetings, weekly sub meetings, create detailed daily reports, photo logs, monthly cost projections, monthly progress reports, inspection reports, etc.
The best part is we are creating a job file, that if done correctly will protect the client and give the G.C. extreme leverage over trouble subs or design teams that cause delays or other potentially costly issues. The transparency and communication it gives our clients is unmatched.
